Accepting your lease in myAADE (αποδοχή μισθωτηρίου) as a tenant

The official ΑΑΔΕ service «Μισθωτήρια ακινήτων». Log in with the tenant’s own Taxisnet credentials.

Lease acceptance (αποδοχή μισθωτηρίου) is the tenant’s digital confirmation that the details the landlord declared to ΑΑΔΕ are correct. You do it yourself in myAADE, within 30 days of the notification. Do nothing and the declaration counts as accepted — ΑΑΔΕ decision Α.1068/2025, for declarations filed from 2 June 2025. The choice cannot be undone.

How do I accept the lease? Step by step

Acceptance is electronic only and happens from the tenant’s own account. No tax-office visit, and the landlord cannot do it for you.

  1. Log in to myAADE

    With your own Taxisnet credentials — not the landlord’s. If the lease names two tenants, each logs in and accepts separately.

  2. Open the lease declarations

    Path: Εφαρμογές → Φορολογικές Υπηρεσίες → Ακίνητα → Δηλώσεις μίσθωσης ακινήτων → Είσοδος στην Εφαρμογή (Applications → Tax services → Property → Lease declarations). The notification itself sits under Μητρώο & Επικοινωνία → Τα Μηνύματά μου (My messages).

  3. Find the pending declaration

    The declaration your landlord filed appears under pending acceptances. Press «Προβολή» (View) to open every field.

  4. Check the details

    Your ΑΦΜ, the address, the rent, the start date and duration, the energy certificate — the list below. Whatever you accept, you accept as it stands.

  5. Press «Αποδοχή» (Accept) — or «Απόρριψη» (Reject) with your reasons

    The choice cannot be undone. If you reject, you write the reasons in a dedicated field. The landlord corrects and files again.

What to check before pressing Accept

Acceptance and rejection are final. Compare the declaration with the lease you signed, line by line:

The lease you accept is the one the electricity company, your bank and the housing-allowance office will ask for. Worth two minutes.

  • Your ΑΦΜ (tax number) and personal details — with a wrong ΑΦΜ the declaration never reaches you.
  • The address, the floor and the property’s ΑΤΑΚ (the property’s 9- to 11-digit number from the Ε9 form), if shown in the declaration. It must identify the flat you rent, not another one of the same owner.
  • The agreed monthly rent, without rounding. Check building charges and utility bills separately; do not automatically add them to the rent.
  • The start date and the duration — the three-year minimum and the housing allowance are both counted from these.
  • The energy performance certificate (ΠΕΑ), where required — its details must match the certificate.
  • The date the lease was drawn up — it has to match the paper you signed.

What happens if I reject (μη αποδοχή)?

If something does not match, choose reject. State the reason in the dedicated field — “wrong rent”, “wrong start date”. Rejection records your disagreement with the declared details. It does not by itself terminate the tenancy or delete the declaration.

The landlord corrects and files again. An amending declaration (τροποποιητική) changes only duration, rent, date drawn up and ΠΕΑ. A wrong ΑΦΜ or property needs a new declaration. You get a new notification and a fresh 30 days.

Send the landlord the incorrect field and the agreed value. Do not accept inaccurate details because a correction is expected; keep track of the deadline in your notification.

Need a written agreement with your landlord?

If you already have an agreement and only need the myAADE notification, ask the landlord to check the declaration. This form prepares a private agreement draft: it sends your details to the landlord to complete and review. It does not file or correct an AADE declaration.

What does the landlord see?

In the same application the landlord sees the status: pending, accepted or rejected. On rejection they see your reasons too. Their own duty: to file the lease by the end of the month after it starts. A late filing costs €100.

The proof of declaration is printed from the same application. By the landlord, and by you once you have accepted.

Are the declaration details wrong?

Compare the declaration with your agreement. Correct the myAADE record through an amendment or a new declaration, depending on the field. An error in the tax declaration does not mean you need a new private agreement.

Frequently asked questions

How do I accept a lease in myAADE?
The tenant accepts the lease in myAADE with their own Taxisnet credentials: Εφαρμογές → Φορολογικές Υπηρεσίες → Ακίνητα → Δηλώσεις μίσθωσης ακινήτων → Είσοδος στην Εφαρμογή. «Προβολή» on the pending declaration, check the ΑΦΜ, rent and duration, «Αποδοχή». gov.gr, myAADE or Taxisnet — are these different ways to accept?
No. The gov.gr service leads to the same ΑΑΔΕ application with the same Taxisnet login. Whichever door you open, you land on the same screen.
The lease does not appear for acceptance. Why?
Three usual causes. The landlord has not finalised the declaration — a draft is invisible to you. They entered a wrong tenant ΑΦΜ, so it is waiting for somebody else. Or the tenant is a company and its authorised representative has to log in. Check My messages, then ask the landlord whether they finalised.
What if I do not accept within 30 days?
This applies to declarations filed from 2 June 2025. If the tenant neither accepts nor rejects within 30 days of the notification, the declaration counts as accepted (ΑΑΔΕ decision Α.1068/2025). There is no fine for the tenant. But a wrong rent or duration then stands as declared. Only the landlord can correct it, with an amending declaration.
What if I reject?
It is marked rejected and the landlord sees your reasons. They file a corrected one. Amendment for duration, rent, date drawn up or ΠΕΑ; new declaration for anything else. You get another 30 days.
Can I undo an acceptance or a rejection?
No. The ΑΑΔΕ FAQ says so in as many words. If you accepted wrong details, the only way out is an amending or a new declaration by the landlord.
Where do I find the lease afterwards, for the electricity company or the housing allowance?
In the same application, in your list of leases: open the declaration and print the proof. The printing steps are in our guide to declaring and printing the lease.
I am the landlord and the tenant rejected my declaration. What now?
Read the reasons in the application. Duration, rent, date drawn up or ΠΕΑ: file an amending declaration. ΑΦΜ or property: a new one. A disagreement about the tenancy terms needs separate resolution; correcting the declaration does not automatically amend your agreement.
