How to rent out your flat in Greece (2026): what you need, step by step

Six things are compulsory: an energy certificate (ΠΕΑ), the flat’s ΑΤΑΚ from your Ε9, the electricity supply number, the tenant’s ΑΦΜ, a written lease (μισθωτήριο) and its declaration with ΑΑΔΕ. The declaration is filed by the end of the month after the lease starts (ΠΟΛ.1162/2018, άρθρο 1 §1α) and being late costs €100 (ΚΦΔ ν.5104/2024, άρθρο 53 §1 περ. α΄). Price, listing and tenant checks are choices, not obligations.
Hand us the flat and get rent every month: the tenant, the ΑΑΔΕ paperwork and the phone calls are ours. We are paid only out of rent that arrives.

What are the 6 steps to rent out my flat?
The six steps are: set the rent, gather the papers, post the listing, choose the tenant, sign the lease, declare it on myAADE by the end of the following month (ΠΟΛ.1162/2018, άρθρο 1 §1α). In this order: most first-time trouble comes from doing step 5 before step 2.

Where should you post the listing?
On Spitogatos at €2.50 for 6 months as a private owner, on XE.gr for a fee, in Facebook groups for nothing, and free here on mamaXO. On every channel the law asks for the energy class, a Facebook group included (Άρθρο 12 §4 ν.4122/2013); leaving it out is fined from €1,000 (Άρθρο 20 §1 ν.4122/2013).

The most traffic; paid by SMS. They will ask for the energy class.

Paid
Second in traffic. Its help centre says nothing about ΠΕΑ, so add the class yourself.
Facebook groups
No cost
Many messages, few serious ones. There is no energy-class field, so write it into the text: the law applies there too.
