Printing your lease from Taxisnet (myAADE): the certificate the bank asks for, in 2 minutes
Sign in to myAADE and open Εφαρμογές → Φορολογικές Υπηρεσίες → Ακίνητα → Δηλώσεις μίσθωσης ακινήτων → Είσοδος στην Εφαρμογή. Pick the filing year and your lease’s row. Click «Αποδεικτικό (PDF)». That PDF is the proof of declaration — what banks, ΔΕΗ and ΔΥΠΑ (the former ΟΑΕΔ, for the housing benefit) mean by "your lease from Taxisnet". Not listed? Change the year and check the "as tenant" tab.

How do I print the lease certificate from myAADE? Step by step
Owner or tenant — the path is the same, for current and past leases, from any device. The screens are in Greek. The menu names below are what you will see.
Sign in to myAADE
With your own Taxisnet credentials. From gov.gr: "Property and taxation" → "Property leases"; or go straight to myaade.gov.gr.
Open the leases application
Εφαρμογές → Φορολογικές Υπηρεσίες → Ακίνητα → Δηλώσεις μίσθωσης ακινήτων → Είσοδος στην Εφαρμογή — that is Applications → Tax services → Property → Lease declarations → Enter.
Choose the filing year and the tab
The list filters by the year the declaration was filed. Three tabs: your own filings, declarations where you are the tenant, declarations where you are the landlord. A yellow marker means the lease is active.
Find the row of your lease
By the property address, or by the «Αριθμός Καταχώρησης» column. That registration number is the "lease number" you are asked for.
Click «Αποδεικτικό (PDF)»
A new window opens with the «Αποδεικτικό Υποβολής» — the proof of declaration. Save or print it. You will be asked for it again.

Where do I find the lease number?
It is the registration number of the declaration (Αριθμός Καταχώρησης). You see it in a column of the myAADE list and on the certificate, next to the filing date. That is the number for the ΔΕΗ electricity transfer, the bank’s change of address and the ΔΥΠΑ housing benefit. Not the number on your signed contract.
What is the lease certificate — and what is it not?
The PDF confirms the lease was declared to AADE. It shows both parties’ tax numbers, the property, the term, the rent, the filing number and date, and the acceptance status. It is not the rental contract you signed — that stays in your papers. "Copy of the lease", "the lease from Taxisnet", "the lease from the tax office" all mean this PDF.

My lease is not in the list — what now?
Almost every empty list has one of these causes. Check them in order:
Wrong year or wrong tab
The list shows the filing year, not the year the tenancy started. Try the previous year and both the "as tenant" and "as landlord" tabs.
The tenant has not accepted yet
The owner filed, the tenant has not accepted. The declaration shows as pending. Its certificate prints, but without the acceptance status offices look for. The deadline and what happens after it are in the table below.
An old paper contract
Leases stamped at the tax office before electronic filing existed are not in myAADE. No certificate can be issued. Ask the owner to declare the lease now. If it has expired, sign a new one.
Filed by a co-owner or an accountant
The declaration appears in the account of whoever filed it. The other co-owners see it in the "as landlord" tab. One certificate covers all co-owners — ask for the PDF.
Active and inactive leases
A lease that ended or was terminated appears without the yellow marker. Its certificate still prints. But ΔΕΗ and ΔΥΠΑ usually want an active lease — which means a new contract and a new declaration.

Minimum term of a residential lease
3 years, even if a shorter or open-ended term is agreed; it can be shortened only by notarial deed at least 6 months after the start.

Rent paid through a bank
Mandatory payment into a landlord bank account notified to ΑΑΔΕ has been enacted; the start date has been deferred by amendments — check the current date with ΑΑΔΕ.

What do I need for the declaration?
- The owner’s Taxisnet credentials.
- Your tax number (ΑΦΜ) and the tenant’s. The tenant has no ΑΦΜ? →
- The date the agreement was drawn up, its duration, and the total monthly rent.
- The property’s ΑΤΑΚ (the property’s 9- to 11-digit number from the Ε9 form) — an optional field. With it the address, floor and square metres come through from the Ε9 on their own; without it you type them in.
- The number of the ΠΕΑ. (energy certificate)

How do I declare the lease to AADE?
The owner files it. About ten minutes, if the details are in front of you.
Sign in to myAADE
From gov.gr: "Property and taxation" → "Property leases". Or go straight to the AADE application. Sign in with the owner’s Taxisnet credentials.
Start a new lease declaration
In the leases application, choose to submit a new declaration of lease information.
Fill in the details
Owner and tenant ΑΦΜ, the date the agreement was drawn up, start and end dates, the total monthly rent, the ΠΕΑ number. The ΑΤΑΚ is optional and simply pulls the property details through from the Ε9. These must match the signed agreement. A mismatch here is the single most common mistake.
Submit
Check and submit. The proof of declaration is issued at once. The tenant is notified in their own myAADE account to accept it.

How does the tenant accept the lease?
The tenant accepts in their own myAADE account, with their own Taxisnet credentials. Same application, "declarations where you are the tenant" tab, «Αποδοχή» button. The notification arrives in the myAADE inbox and by email.
Acceptance by the tenant: 30 days from notification to accept or reject; with no action the declaration counts as accepted. For declarations filed from 02.06.2025.
