The Golden Visa grants 5-year residence permits to non-EU citizens who invest in Greek real estate. Since law 5100/2024 the minimum depends on where and what you buy:
- €800,000 — a home of at least 120 m² in Attica (incl. Athens), Thessaloniki, Mykonos, Santorini and islands of over 3,100 residents;
- €400,000 — a home of at least 120 m² in the rest of Greece;
- €250,000 — anywhere, for commercial premises converted into a home (completed before you apply) or a listed building to be fully restored (by the first renewal).
Who it’s for
- Non-EU citizens looking for EU residency without continuous physical presence requirements.
- Investors planning to keep the property as a long-term rental — short-term rental of property bought for a Golden Visa under the 2024 rules is prohibited (law 5100/2024, art. 64).
Process
- Buy property meeting the threshold.
- Apply to the migration one-stop service in Greece (in person or through a lawyer with power of attorney), then give biometrics in Greece.
- Receive a 5-year permit, renewable as long as the investment is held.
