To find a tenant for an Athens apartment, prepare an accurate listing, compare similar properties, arrange viewings and assess applications consistently. If you live elsewhere, decide who will hold keys, answer enquiries and handle the handover before you advertise. A busy inbox is not the same as a completed tenancy.
Choose the help your apartment needs
| Your situation | What to arrange first | What to ask a provider |
|---|---|---|
| Empty and ready to let | Photos, listing details, access and viewing times | Who answers enquiries, attends viewings and reports offers? |
| Repairs or cleaning still needed | A list of works, quotes and your approval limit | Which tasks are included and which contractors are charged separately? |
| You live outside Greece | A named local contact and documented key handover | How are decisions approved and updates shared remotely? |
| A tenant is moving out | Confirm access and the actual date the flat will be available | Who records condition, coordinates preparation and starts the next search? |
You can compare the tasks you can delegate before requesting help. Tenant finding and ongoing management are separate decisions: ask what happens after the tenant moves in.
What should an Athens rental listing include?
- The area, floor, usable layout, bedroom count, furniture and appliances actually included.
- Clear photos of each room, bathroom, kitchen, entrance and relevant outdoor space. Show the property's present condition.
- Rent, known building charges, heating arrangement and availability date. Keep an unknown cost marked as unknown until confirmed.
- Lift access, stairs and other practical details that may make a viewing unsuitable.
- The contact responsible for questions and the times available for viewings.
Check energy-document requirements before advertising. The Environment Ministry's energy-performance guidance explains certificates and energy-class information in property advertisements. Ask the appropriate professional to confirm the requirements for your apartment.
How do you choose an asking rent?
Compare properties with a similar location, size, condition, floor and equipment. An advertised rent is an asking price, not proof that a tenancy completed at that amount. Record when you checked each comparable, and review the response to your own listing.
Use a vacancy scenario before holding out for a higher offer. For illustration, ten occupied months at €800 produce €8,000 gross rent; twelve at €750 produce €9,000. This is arithmetic using assumed rents and occupancy, before tax and costs, not an Athens rent estimate. Compare the cost of waiting using your own figures.
Where should you advertise and how should you manage viewings?
Consider Greek property portals such as Spitogatos and XE Property, a letting agent and relevant local groups. Check current listing terms and fees directly; the right mix depends on the apartment and the people it suits.
Use consistent details and availability across channels. Keep one enquiry log with the source, requested move-in date, viewing status and next step. Before arranging a visit, confirm that the prospect understands the rent, layout and main conditions. After a viewing, record the reason for proceeding or declining instead of relying on memory.
How do you compare tenant applications?
Agree relevant, consistent criteria before reviewing applications: the intended start date, proposed occupants, ability to meet the agreed rent and any references you reasonably need. Collect only information needed for that assessment, explain its purpose and protect it. Avoid promises that any screening process guarantees payment.
Compare the terms offered as well as the headline rent. Confirm outstanding questions in writing, and get appropriate advice on the contract and applicable obligations. A viewing or verbal acceptance does not replace a completed agreement.
What happens after you choose a tenant?
- Confirm the agreed terms and who is responsible for preparing and checking the agreement.
- Arrange the property-rental declaration and tax reporting with the appropriate person. AADE's long-term letting guide sets out the owner's basic tax obligations.
- Record the apartment's condition, keys, meters and agreed inventory at handover.
- Give the tenant a clear contact route for maintenance and tenancy questions.
- Decide who will maintain payment records and coordinate agreed work after move-in.
If you already have an existing tenancy problem, describe it separately before agreeing a new letting assignment. Finding the next tenant does not resolve an existing possession or debt dispute.
Tenant finding or ongoing management: what should you request?
| Service | Ask for this in writing |
|---|---|
| Tenant finding | Advertising, enquiries, viewings, application handling and the point when the assignment ends. |
| Preparation | Inspection, cleaning or repairs, approval process and separately charged work. |
| Ongoing management | Tenant communication, payment records, repair coordination, owner reporting and limits of authority. |
| Fees | When each charge becomes payable, VAT treatment, third-party costs and termination terms. |
