Greece Golden Visa Family Eligibility Guide 2026

Plan Greece Golden Visa family applications: eligible relatives, children turning 21, the 2026 adult-child category, documents, costs and property needs.

Greece Golden Visa Family Eligibility Guide 2026
Quick answer

Eligible relatives can apply for their own permits linked to the investor without a separate qualifying investment per person. Relationship, age, custody and special-category evidence matter. Plan individual documents and costs before choosing property for a family relocation.

Greece Golden Visa family members at a glance

DecisionWhat to check
Spouse or qualifying partnerMarriage or partnership evidence; confirm recognition and the required form for the actual jurisdiction.
Unmarried children under 21Relationship evidence and custody conditions where relevant. Flag upcoming birthdays before committing to a filing plan.
Direct ascendantsDocument the relationship to the relevant spouse or partner, including changes of name.
Adult children lacking legal capacityA specific 2026 category, regardless of age, with co-residence, support and legally specified evidence conditions. Disability or financial dependence alone must not be treated as an eligibility decision.

The governing family list is in Article 29 of Law 5275/2026, amending Article 95(2). This table is a planning summary, not the complete supporting-document list.

Who can be included in a Greece Golden Visa family application

A qualifying investor’s eligible family members can apply for their own family-reunification permits. One qualifying investment can support the family route; it does not remove individual applications, evidence, fees or appointments.

Prepare a list of applicants with their relationship to the investor, age, existing permit and proposed application timing. Ask the immigration lawyer to confirm the category for each person before you reserve property based on a family relocation plan.

Spouse and civil partner eligibility

The law includes a spouse or partner with a qualifying cohabitation agreement. Do not assume that an informal relationship or a document issued in another jurisdiction has the required legal effect in Greece. Have the actual certificate or agreement reviewed, including recognition, registration and translation requirements.

Plan the application sequence around when the necessary evidence will exist. A main application followed by a partner application can be one possible arrangement; it is not a universal mandatory sequence. Names and civil-status records should be reconciled before filing rather than assuming every spelling variation requires a new application.

Children eligibility

The ordinary child categories concern unmarried children under 21, with relationship and custody conditions depending on the family circumstances. A nearing birthday is a reason for early legal review, not a promise that reserving a property or starting document collection preserves eligibility.

Article 95(2) provides a three-year autonomous permit for covered children reaching 21, referring to production of the previous family permit. That statutory route should not be advertised as a complete online filing checklist requiring literally no other administrative steps. Ask about the application, identification, fees and subsequent status before the current permit expires.

The 2026 law also adds adult children lacking legal capacity who meet its co-residence and support conditions. It specifies evidence such as the relevant final court decision or qualifying equivalent document. Obtain advice on recognition and evidential requirements; do not substitute a general medical description or dependency claim. Source: Article 29.

Parents and parents-in-law

Direct ascendants of spouses or qualifying partners are included in the statutory list. Unlike the new adult-child category, that list does not state a financial-dependency condition for ascendants. This does not remove their individual documentation, insurance or other application requirements.

Map the relationship chain: parent → spouse/partner → investor. Identify which certificates establish each link and which additional records explain name changes. Do not send parents’ identity or medical documents in an initial property enquiry.

Does the investment amount increase with family members?

The qualifying property-investment threshold does not increase simply because more eligible family members apply. The amount needed for the whole process does increase through applicant-specific costs.

DecisionWhat to check
Property investmentConfirm the applicable route and exact property separately from family size.
Government and card chargesRequest a current per-person fee schedule, distinguishing adults, minors, initial applications and changes of status.
Insurance and documentsQuote the required cover, translations and any authentication separately for each person.
Professional work and travelAgree which applications, recognition questions, appointments and expenses are included in the quotation.

Do not treat a card-printing charge as the whole family application fee. Use the purchase-budget worksheet to keep quoted costs and unconfirmed amounts separate.

Documents usually needed for family members

DecisionWhat to check
Identity and existing statusValid travel documents and any existing permits, as required for the applicant’s category.
RelationshipMarriage, partnership, birth and, where applicable, custody evidence linking the person to the investor.
Special circumstancesRelevant court/recognition records for the adult-child category or other document-specific questions.
Application administrationCurrent insurance, photographs/biometrics, payment evidence and representation documents required for the particular filing.

This is a preparation list, not a complete application checklist. Authentication depends on the document, issuing country and applicable rules: an apostille is not universal. Some EU public documents can benefit from authentication exemptions. Ask which route applies before paying for legalisation or translation.

Can family members apply later?

Family members may need to apply at different times, for example after a birth, marriage or completion of missing documents. Agree the timing and the investor-permit dependency with the immigration lawyer.

Do not promise one combined filing, one biometric trip or identical decision dates. Keep an individual status tracker for each person: documents requested → received → reviewed → filed → appointment → decision. Being listed in a family plan is not the same as having filed an application.

Common edge cases

Flag upcoming age changes, custody arrangements, unrecognised partnerships, missing relationship links, different document jurisdictions and a current permit approaching expiry. For each issue, record the exact unanswered question and who will resolve it.

For adult children lacking legal capacity, distinguish the specific statutory category from general financial dependence or disability. For children turning 21, distinguish the existing-family-permit transition from a new first application. Do not assume either category covers every adult child.

Rights of family members

A family permit linked to the investor generally expires with the sponsor’s permit under Article 95(2). Renewal and changes of status still require the applicable process; do not assume an automatic batch renewal or identical rules after a child moves to an autonomous category.

Confirm work rights against the person’s actual permit category. Do not treat the property-investor route as an employment authorisation or general EU work permit. Schengen short-visit rights are different from permission to move to and work in another country.

Citizenship is a separate procedure. Holding a family permit for seven years does not itself establish all naturalisation requirements. Selling or otherwise changing the qualifying investment can affect the linked permits before the next renewal; obtain advice before an investment change.

How family planning affects the property process

Once the legal questions have owners and deadlines, write a separate property brief: bedrooms, access, schools, everyday travel, intended occupancy and available budget. Do not choose a location solely because a brochure calls it suitable for families.

Use the Athens area comparison to plan visits. Where rental income matters, confirm the proposed letting arrangement and acquisition regime before including that income in the household budget.

How mamaXO supports family Golden Visa planning

mamaXO can discuss the home you need, your purchase stage and the information to request about property options. We are not a law firm; the immigration lawyer should determine each person’s eligibility and filing requirements, while the appropriate professionals review the property.

A useful initial enquiry states the household’s broad needs, purchase budget, location preferences and whether a particular unit is already under consideration. Sensitive family documents belong in the agreed professional review process, not the first enquiry form.

Prepare a family property-search brief

DecisionWhat to check
People and timingState the relationships needing review and any time-sensitive question; detailed identity documents are not needed in this brief.
Use of the homeFamily residence, occasional use or proposed letting. Record any unresolved use restriction.
Daily needsBedrooms, stairs/lift, accessibility and the actual destinations you need to reach.
BudgetSeparate unit price, transaction costs, individual applications, insurance, works and reserve.
Purchase stageExploring, comparing units or considering a specific property. List evidence still missing.

Discuss my family’s property search or compare the project catalogue. The next step is to match your brief to options and identify what needs independent review, not to approve a family application from a questionnaire.

Frequently asked questions

Who can be included on the same qualifying investment?
The statutory family list covers a spouse or qualifying partner, specified unmarried children under 21, direct ascendants, and a specific category of adult children lacking legal capacity under the 2026 amendment. Each person needs an individual application and supporting evidence.
Are all adult children eligible?
No. Distinguish the transition for a child already holding the relevant family permit when reaching 21 from the separate 2026 category for adult children lacking legal capacity. The latter has co-residence, support and evidence conditions.
Does a child turning 21 automatically remain on the same family card?
No. Article 95(2) provides an autonomous three-year permit for the covered children, referring to the previous family permit. Arrange the applicable process and further status review before expiry; do not treat this as automatic renewal of the same card.
Does a larger family need a larger property investment?
Family size does not itself raise the qualifying investment threshold. Applicant fees, insurance, documents, professional work and travel must still be budgeted per person or case.
Do all foreign certificates need an apostille?
No universal rule applies to every document. The issuing country, document type and applicable conventions or EU exemptions matter. Confirm authentication and translation requirements before ordering them.
Can family members apply later?
Plan this with the immigration lawyer around the investor’s permit and each person’s circumstances. Individual applications, documents and appointment requirements remain; one trip or one decision date is not guaranteed.
Does the permit guarantee work rights or citizenship?
No. Confirm rights against each person’s actual permit category, especially after a change of status. Citizenship is a separate procedure and is not automatically granted after holding the investment or permit for seven years.
