The electronic declaration of a lease to AADE has replaced the old stamping of contracts at the tax office: the landlord signs the private agreement and declares its details in myAADE. Who declares, and by when
The declaration is filed by the landlord, with their own Taxisnet credentials, by the end of the calendar month following the start of the tenancy. A tenancy that began on, say, 10 September must be declared by 31 October. The tenant does not file — they are notified in their own myAADE account and accept the declaration from there.
What if the deadline has passed
A late declaration is filed normally through the same application, but it carries a fine. The amount is set by tax legislation and has changed in the past — so do not look it up in old articles: check the current figure on AADE's site before filing. What is certain: the earlier it is done, the more simply the matter closes.
A mistake was made: the amending declaration
If anything in the declaration does not match the signed contract — amount, dates, details — the right fix is an amending declaration by the landlord. A mismatch left alone is the one that surfaces later in the most awkward places: the tenant's benefit application, the pre-filled tax return, a dispute.
The tenancy has ended: declare the termination too
The termination of a lease is declared in the same application. If it is skipped, the tenancy stays 'active' in AADE's records and rental income keeps being pre-filled — for a property that may already be empty or have a new tenant. Cleaning this up afterwards is more painful than declaring on time.
Co-owned property: who files
When the property has several owners, one co-owner files the declaration, entering the ownership percentages. The income is then split proportionally across each owner's tax return.
Owners living abroad
The declaration requires Taxisnet credentials. Owners outside Greece who have no credentials — or no wish to deal with the application — usually assign the declaration to an accountant or to a property manager with authorisation. This is standard practice for foreign owners of Greek property.
